Memory Leak after the Anniversary Update if download large files

So, results of my experiment:
This is data before download: Screenshot by Lightshot
After I start to download the game from Steam, some memory parts start to grow (slowly). I didn't take screenshot, my bad. But it was Process Private (up to 4 GB) and Mapped File (up to 2 GB). Nonpaged Pool was like 6-7gb (very slight changes). After some time - it rapidly changed to this: Screenshot by Lightshot (I've already closed Steam even before download was completed, because memory was used to 98-99%). This is screenshot from Resource Manager: Screenshot by Lightshot
I can't find any process, that uses this memory =(

- Right. "Non Paged Pool" using 15 GB is WAY too much. It clearly shows that there's some software (or a combination of software) that causing this "problem". The difficult task is now to find out what combination of software causes that "Non Paged Pool" to grow to such enormous proportions.
- Try if a "Clean Boot" solves the problem. Or fiddle a bit with MSCONFIG.
How to Clean Boot Windows 10 and Windows 8

- And reduce the amount of programs running.
- Does anyone else have more suggestions ?

Usually, I run Chrome, Steam and Slack as my main. Lately, I use HWMonitor to keep an eye on the temperature.
In tray I have Dropbox, Killer Network Manager, StellSeries Engine (for mouse), AlienFX (because of Alienware stuff), SB Recon3Di Control Panel (sound), Lightshot (for screenshots), TESORO Keyboard (for keyboard), Intel RST (for HDD and SSD, as I may see) and f.lux. Sometimes I run Photoshop or Flash, or play some games, but trying to keep less apps running on the same time (but even in that case I usually have no problems with the memory, only downloads make everything so bad)
For "Clean Boot" - you mean that method, when in msconfig I turn off all services, that are not MS and then reboot?

- Right. Use MSCONFIG to turn off all non MS stuff, re-boot and run the download program again. Or try Safe Mode. Or use e.g. Ccleaner to disable (NOT remove) all/a number of non MS tasks in Task Scheduler. Just try a number of things. Use your imagination.

- If that doesn't work then go the help forum of e.g. Steam (Do they have a help forum ?). See if other people had the same problem and/or post your problem there.

I'll try that on weekend, so I'll be able to spend more time on that.
I've found similar topic on that forum, but looks like problem is different from mine. Not sure, that Steam's forum will help me with that - had the same issue with Origin or UPLay downloads.
